What is the difference between Modular and Kit Homes?
Modular homes are a full-service solution, built offsite and delivered in large modules. Kit homes come as a "kit of parts" for assembly using traditional methods on-site. You will require a builder to complete the build for a kit home.
Is modular construction cheaper and quicker?
Modular homes are generally built faster, with a typical build time of around 16 weeks. Costs can vary, modular homes may be more economical in remote areas but not necessarily cheaper in other locations. Choosing a Westbuilt Home means a high-quality, luxury home delivered faster and with less stress.
Do I need Council approval for a modular home?
Yes, modular homes require council approval just like traditionally built homes. Our team will handle and lodge all necessary approvals, with the fees included in your price.
Do you handle all council applications?
Yes, standard council building and plumbing approvals are included in the cost of your home. Additional costs may apply for development approvals or relaxations.
What is the warranty?
Westbuilt offers a 12-month minor defect warranty and a 10-year structural warranty. Our homes adhere to current NCC and Australian standards, providing a design life of 50 years.
Can you build a custom design?
Yes, we are a custom modular home builder. If you have specific requirements or a design in mind, our team can help bring your vision to life.
Do you have any 1-bedroom designs?
Yes, we offer one-bedroom modular home designs. Please contact our team to explore your options.
Can you build a 2-storey home?
Yes, we can build 2-storey modular homes. While this is not common, our R&D team is working on new designs. Contact us to discuss your specific needs.
Can you build to lock-up stage?
No, Westbuilt provides full-service construction and does not offer lock-up or owner-builder options.
Do you build garages?
Yes, we can add a garage to your home, either as a separate shed or a built-on garage. Discuss options with your consultant.
How are your homes delivered and installed?
Modules are delivered by truck and positioned on-site using our axle system or crane, depending on your location.
What is the cost of transporting your homes?
Transport within 200 km of Warwick is included in our standard pricing. Costs beyond this range depend on your location and the size of the modules. Consult with our team for a detailed quote.
How far do you travel?
We build across Queensland and the northern parts of New South Wales. See our map for details.
Can you deliver to any islands? Which ones?
Yes, we can deliver to islands, including Moreton Bay Islands such as Stradbroke, Coochiemudlo, Russell, Macleay, and Karragarra.
Can you keep me updated throughout the process?
Certainly. Our Customer Success Manager will provide weekly updates and photos. You’ll also have access to the Your Home portal to track progress and view what’s next.
What do onsite connections cost?
Onsite connections for a modular home range from $10,000 to $50,000, depending on the services required and the size of your land. This includes connections to mains power, water, sewerage, and potentially water tanks and septic systems for larger sites. Our onsite team will arrange these works at no extra cost.
Can I supply my own appliances, fittings, and fixtures?
We can install customer-supplied appliances, tapware, or light fittings, but additional costs will apply. We recommend purchasing these items through Westbuilt for a seamless process.
Can I provide my own reports, such as soil tests?
Yes, you can provide your own site reports, which will be deducted from the cost of your home.
Do you offer Net Zero or Eco-Friendly options?
Currently, we do not offer net-zero or passive homes. However, we can enhance your home's energy efficiency with additional insulation, solar power systems, double-glazed windows, and more. Speak with your home consultant to explore these options.
Can we have ducted air conditioning?
Ducted air conditioning is included in our Gold and Platinum inclusion levels.
Can I have a wood-burning stove in my new house?
Yes, wood-burning stoves are an option. Discuss your preferences and placement with your home consultant.
What are the benefits of steel frame homes?
Westbuilt Homes uses Light Gauge Steel (LGS) for framing, which offers benefits such as lighter weight, cost savings, increased efficiency, termite resistance, and fewer defects compared to timber framing.
What is the Cyclone rating for your homes?
Westbuilt Homes are built to the highest standards, including our Cyclone rating of C3.
How do you protect against termites?
Our homes are protected with a physical barrier that includes steel posts and a subfloor structure. Structural timber must be at least 450mm above the ground, and all other timber must maintain a minimum gap of 100mm from the ground.
Can I get a loan for a modular home?
Yes, securing a loan for a modular home is much like obtaining a loan for a traditional new build, and most major financial institutions offer this option.
What is the process for getting a loan for a modular home?
The loan process can vary by institution, but generally follows these steps:
- Initial Discussion- Speak with your banker or broker to discuss what you want to do. During this step, the bank may grant you pre-approval.
- Application- Once you are happy to proceed with getting a loan, the bank will require you to start the application process. Please note that the timeframe of this step can vary greatly depending on your circumstances and the bank's process.
- Valuation-As part of the process, the bank may conduct a desktop valuation of the project to ensure that it represents market value.
- Approval-Once you have completed the above steps, the bank will approve your application for a loan and make funds available for you to pay for your home.
Does Westbuilt offer finance?
Westbuilt does not provide home loans or finance directly. We recommend speaking with a broker or financial institution for financing. However, we do offer a bridging loan facility for progress claims while your home is in the factory, please see our finance page for more information.
How much will I need for a deposit?
To start the design process, an initial investment of $5,000 to $10,000 is required. A 5% deposit is needed when signing your fixed-price contract.
How do I know if Westbuilt Homes is financially secure?
We have stringent measures to ensure financial stability, including regular audits conducted by independent external organisations to verify our financials.
What if my bank doesn't finance modular homes?
Some banks may still be reluctant to finance modular homes, though this is changing as modular construction gains popularity. If you encounter difficulties, consider reaching out to one of the brokers or banks listed below.
My bank says they won’t release the money until the home is on-site. Can you help?
Yes, we can offer in-house bridging finance at competitive rates to cover progress payments while your home is being built. Contact your consultant to discuss options. Note that a deposit and initial progress payment of at least 10% are required before we start construction.
