What are modular homes?

A modular home (also known as a manufactured, transportable, or prefabricated home) is a house that is 80% completed in a factory rather than on-site. The home is then transported in sections to your site where it is installed and fully completed. Once established on-site, these types of homes are considered to be permanent fixtures, just like an on-site-built home. It is important to note that banks will still lend to modular home builders.

What are modular homes built of?

Westbuilt modular homes are built with high-quality materials such as steel framing, steel reinforcements, and durable insulation. All of our homes are designed to meet Australian building standards and regulations in order to ensure your dream home lasts a lifetime.

What is the difference between Modular and Kit Homes?

There are a few key differences between modular homes and kit homes. Modular homes are a full-service solution, built offsite and delivered in large modules. Kit homes come as a "kit of parts" for assembly using traditional methods on-site. You will require a builder to complete the build for a kit home.

The key difference between modular homes and traditional builds is that modular homes are built off-site in a factory, whereas traditional builds are constructed on-site. As a result of being built in a controlled environment, modular home construction results in fewer delays and shortened construction time, better quality control, and reduced material wastage. 


In terms of price, a custom-built modular home can be more expensive than some traditional builds.

How long does it take to build a modular home?

Your exact construction time frame depends on the specific requirements of your build. However, it will still be a noticeably faster turnaround than a traditional build. Our homes are built in our factory in 12 weeks.

How can I finance a modular home?

Your modular home can be financed through a bank loan. When applying for a modular home loan, it’s important to keep these considerations in mind:

- Have a third party do your property valuation to prevent future problems.
- Offer as much information to your bank as possible, as loans can take 6 - 8 weeks to be approved.

Can I put a modular home on an unserviced site?

Yes, modular homes can be built on an unserviced site. However, this means you’ll need to consider alternative options for water, power, and sewage.

What is the warranty?

Westbuilt offers a 12-month minor defect warranty and a 10-year structural warranty. Our homes adhere to current NCC and Australian standards, providing a design life of 50 years.
