So one of the challenges many of our clients face is whether they can we get a modular home onto their site?
When you’re looking at a site there are a number of things you will need to consider when deciding if a modular home is right for the block.
The Main Considerations
Ok, so the main considerations for deciding if a modular home is the right fit for your site are:
What is the size of the site?
The main thing to watch out for here is if the site is too small. Normally speaking small 400m2 blocks of land in new estates are not ideal for modular building. Any other site is ok.
What is access to your site like?
Probably the most important point when looking at a site is whether we can access it. In saying that, there are really very few sites that we can’t get a modular or prefab home onto. Look for things like low clearance bridges or the weight load on bridges. Generally speaking, we say if you can’t get a semi-trailer onto your site you won’t get a modular home.
How sloping is your site?
Another thing to look at is how sloping your site is. This doesn’t really affect whether you can get a prefab home onto your site or not, but it will affect the price of your home. We’d recommend you try to pick a spot on your site that has the least amount of slope for your new home.
